Brihanmumbai Municipal Corporation has issued a warning against big property tax defaulters who are not paying taxes on time. As per the instructions of Additional Municipal Commissioner (City) Dr. Ashwini Joshi, if the tax is not paid immediately, legal action will be taken under the rules. The Municipal Corporation has issued a notice under Section 203 to those property owners who are avoiding paying tax in the stipulated time and are delaying it despite being financially capable.

It has been clarified in the information that if the property tax is not paid within the stipulated period, then the said property will be confiscated and auctioned under sections 204, 205 and 206 of the Municipal Corporation Act. Along with this, it was also told that if tax is not recovered from the seized property, then the property will be auctioned under Section 206. According to the Municipal Corporation, property tax is the main source of income of the Municipal Corporation and it is mandatory to deposit the tax within 90 days of receiving the payment.


Officials of the Municipal Corporation Tax Assessment and Collection Department collect taxes by directly contacting property owners and making them aware through various means. If even after this the tax is not paid, first a ‘demand letter’ is issued and then a final notice of 21 days is given to the property owner. After this period, legal action like confiscation and auction of the property is initiated by the Municipal Corporation.


Under the guidance of Municipal Commissioner and Administrator Bhushan Gagrani, Additional Municipal Commissioner (City) Dr. Ashwini Joshi and Joint Commissioner (Tax Assessment and Collection) Vishwas Shankarwar, continuous efforts are being made to meet the target of property tax collection in Mumbai city and suburbs.




For this, an appeal is being made to spread awareness among the public and pay taxes through various mediums. For the convenience of citizens, the facility of online tax payment is also available, information about which is given on the official website of the Municipal Corporation.

The Municipal Corporation has requested taxpayers to pay property tax on time using the online facility. However, some big defaulters have not paid the tax despite receiving notices from time to time.




In such a situation, the Municipal Corporation has issued seizure notices against them, which include the fine amount along with the outstanding amount. As per the provisions of the Municipal Corporation Act, if the tax is not paid, the properties concerned will be auctioned.

The Municipal Corporation contacted the ‘top twenty’ property owners for property tax payment on 9 February 2026. These include M/s Raghuvanshi Mills Limited, M/s Rajhans Associates, M/s Ashapadara Developers, M/s Sumer Biltcorp Pvt Ltd, Mr. Sameer N Bhojwani, M/s DBS Realty, M/s Ameer Parks & Amusement Pvt Ltd, M/s SD Corporation, AR Jaffer and M/s Galaxy Corporation 10 Planet. All of them have outstanding dues of crores of rupees, which are in the process of recovery by the Municipal Corporation.


The municipal administration has especially appealed to property owners who have been sent notices to pay the tax immediately to avoid any legal action. The Municipal Corporation has also warned that if the tax is not paid, not only will the property be confiscated, but the process of auctioning it will also be started.


The objective of the Municipal Corporation is not only to collect taxes but also to raise adequate resources for various development works in the city and suburbs through timely payment. For this, understanding and cooperation of citizens is very important. The Municipal Corporation has clarified in this regard that all taxpayers can easily pay the tax through online medium and avoid any kind of delay.
