Coworking space provider Awfis’ net profit surged 43% to INR 21.7 Cr in the third quarter (Q3) of fiscal year FY26 from INR 15.2 Cr in the year-ago quarter.


Sequentially, its PAT increased 35% from INR 16 Cr in the previous quarter.


The company’s operating revenue jumped 20% YoY and 4% QoQ to INR 381.8 Cr during the quarter under review. Including other income of INR 29.2 Cr, Awfis’ total revenue for the quarter under review stood at INR 411 Cr.


The company’s rental coworking space offering’s revenue shot up 32% YoY to INR 322 Cr in the quarter under review while its ‘construction and fit-out projects’ segment’s revenue slumped 18% to INR 60 Cr.


Meanwhile, total expenses zoomed 23% YoY to INR 388.9 Cr. The company spent INR 29 Cr towards employee benefit expense, up 21% from INR 24 Cr spent on this head in the same quarter last year.


Its EBITDA for the quarter also jumped 30% YoY to INR 139 Cr, along with the EBITDA margin improving to 36.5% from 33.8% in Q3 FY25.


During the quarter, Awfis added 10 new centres — taking total count to 257 centres. The company currently has a capacity of 1.66 Lakh seats across 18 cities in both tier I and tier II markets. About 85% of this or 1.52 Lakh  seats were occupied as of December 31, 2025.


The company said that multi-centre clients account for 46% of the client base. It envisions to capitalise on its GCC clients.


“Our GCC portfolio is constantly growing with 80+ unique GCC client base and a 21% rental revenue share with additional GCCs already signed and going live in the upcoming quarters, supported by our expanding footprint in premium locations and a differentiated Managed Office offering,” said Awfis chairman and managing director Amit Ramani.


Notably, Awfis competitor WeWork India also recently said that India’s global capacity centres (GCC) growth trajectory is its “new growth frontier”. This highlights the growing interest among coworking space players to capture the GCC market.


Shares of Awfis ended today’s trading session 0.4% down at INR 388.4.
