Land prices on Yamuna Expressway

Ever since the construction of Jewar Airport has started in Noida, Uttar Pradesh. Since then the prices of land around it have started skyrocketing. Prime Minister Narendra Modi is going to inaugurate Jewar Airport at the end of this year. Even before this, the real estate market of Yamuna Expressway is again in the news. According to RealX stats from InvestoExpert Advisors, flat prices on the expressway have increased by 158% between 2020 and 2025. At the same time, the prices of plots have increased by 536% i.e. five times. There are many other new projects behind the increase in prices. Like the airport to be opened soon, Film City in Sector 20, Olympic City to be built on 5,000 hectares near the airport, proposed metro line from Pari Chowk to Sectors 18 and 20 and Adani Group's Logistics Park.

Sahil Aggarwal, CEO of Nimbus Realty, says in a Hindustan Times report that the future of living here in the long run will depend on how quickly roads, public transport, hospitals, schools and everyday amenities are built. There are benefits for end users too. Possibility of new jobs, increasing demand for rent and good returns. But there are still challenges. Social facilities are being built very slowly and there is very little public transport. Overall, only those projects which are being built keeping in mind the future population and needs will perform well.

Yukti Nagpal, director of Gulshan Group, says that after the opening of the airport, the area is attracting HNIs, NRIs and buyers, as they see it as an emerging economic hub. The rapid development of connectivity and infrastructure is making this area a premium and future-ready housing destination.

At the same time, Sakshi Katiyal, chairperson of Home and Soul, another expert, says that from the housing point of view, the interest of people buying houses in Yamuna Expressway will increase. With the arrival of the airport and new industrial hub, a large number of working people will come here, due to which the need for public transport, roads, hospitals, schools and shops will also increase. Affordable pricing and new job opportunities are big advantages for end users. In the coming time, those projects which are being built keeping in mind the needs and connectivity of the people will give better benefits.
